Santa Rosa Beach is a large community area in Walton County that includes coastal neighborhoods, inland subdivisions, and stretches along Highway 98 and the bayside. Visitors often think of it as a place name in its own right, and it is also where many of the region's homes carry a mailing address. Compared with the marquee 30A communities, which have distinct branding and a tight town-center feel, Santa Rosa Beach is more varied. That variety can be an advantage for an investor because it offers homes at a wider range of prices and in a wider range of settings.

What Drives Demand

Beaches are the first draw, with public access points and regional beach access along the Gulf.
