- Who is my day-to-day contact, and how quickly do they respond?
Cost
- What is the full fee schedule, including upfront, per-property, and ongoing fees?
- What costs are not included, such as closing costs, furnishing, or renovation?
- Does the company receive any referral fees or vendor markups?
- What is refundable, and under what conditions?
Results and Underwriting
- Can I see a sample underwriting with conservative and downside cases?
- What percentage of your properties met their original projections, and how is that measured?
- Can I speak with clients whose results fell short?
- Are the numbers net of all expenses?
Markets and Regulation
- Which markets do you buy in today, and why those?
- How do you verify permit eligibility before closing? See permit requirements.
- What happens if regulation changes after I buy?
Contract and Exit
- Who holds title and controls the listing accounts and reviews?
- What are the termination terms, and can I move to another manager?
- Is there any exclusivity, non-compete, or long lock-in?
- Will you allow my attorney and CPA to review everything first?
Red Flags
- Guaranteed returns or urgency tactics.
- Unwillingness to share fees or references.
- Only positive testimonials available, with no way to verify them.
